Managing Partner
Sandee Road Ventures
Based in Charlotte, North Carolina, Trevor Melito is the Managing Partner of Sandee Road Ventures (SRV), a real estate investment firm that owns and operates workforce and affordable housing communities across North and South Carolina. Trevor leads the firm’s capital markets activities, acquisitions, and investment strategy, while overseeing asset management, compliance, and partnerships with nonprofit and public-sector stakeholders. SRV’s mission is to facilitate upward economic mobility through the preservation and repositioning of high-quality, accessible housing in the Carolinas.
Trevor serves on the Board of Directors of the Renaissance West Community Initiative and as a member of Charlotte’s Equitable Development Commission, where he advises the City of Charlotte on infrastructure investment, land use, and private-sector incentivization to support equitable growth. He brings a background in commercial banking and asset management to drive disciplined capital deployment, long-term value creation, and measurable community impact. Trevor holds a Bachelor of Science in Business Administration from the University of South Carolina’s Darla Moore School of Business, with majors in Finance and Operations and Supply Chain.

Based in Charlotte, North Carolina, Harry Blondell is a Managing Partner of Sandee Road Ventures (SRV), where he oversees asset management, operations, and construction execution across the firm’s workforce and affordable housing portfolio in North and South Carolina. Harry is responsible for driving property-level performance through disciplined oversight of capital projects, operating plans, and ongoing asset strategy, ensuring each community is positioned for long-term stability and value creation.
Harry’s background in business ownership, operations, and asset management plays a central role in the execution of SRV’s business plan and its vertically integrated platform. He is actively involved in evaluating new acquisitions, underwriting renovation scope and feasibility, and aligning operational performance with investment objectives. Harry holds a Bachelor of Science in Chemical Engineering from the University of South Carolina.

Chief Operating Officer
SRV Residential · CAM, CAPS
Josie brings more than 25 years of experience in multifamily property management and operational leadership to Sandee Road Ventures, where she serves as the Chief Operating Officer for SRV Residential. In her current role, she oversees company-wide operations, portfolio strategy, and the development of high-performing teams.
Before joining SRV Residential, Josie served as Vice President of Operations at Pfalzgraf Communities, directing a growing portfolio and building multiple in-house verticals, including construction, accounting, technology, training and marketing.
Prior to that, she spent 10 years as Director of Property Management at Ginkgo Residential, where she oversaw more than 7,500 apartment homes and $1 billion in assets. She led more than 170 associates, integrated over 20 acquisitions, implemented centralized leasing and collections, launched ESG and training initiatives, and consistently delivered strong year-over-year revenue growth.
Josie attended Pikes Peak State College in Colorado Springs, CO with a focus on Business Leadership and Marketing. Josie holds both the Certified Apartment Manager (CAM) and Certified Apartment Portfolio Supervisor (CAPS) certifications through the National Apartment Association and serves on the Advisory Board for the Lotus Campaign.
